Communications

Every email and notice to a tenant is kept with the tenancy. Quiet mode holds them until you say go.

Inspections

Move-in and move-out condition reports, room by room, with photos and both signatures.

Paperwork that follows BC's rules

You still make the calls. The record stays straight.

The standard BC lease

New leases start from the Residential Tenancy Branch's standard agreement, filled from what you already entered.

  • ·Fixed term or month to month
  • ·Inclusions copied from the unit
  • ·Signed by email, each tenant for themselves

A month, as the record sees it

Rent, a request, an inspection and a notice, all on one tenancy.

  1. 1st

    Rent is due

The charge is created and the tenant sees it in the portal.

  2. 3rd

    Payment recorded

E-transfer logged against the charge. The balance reads zero.

  3. 12th

    Request comes in

A leaky faucet, two photos. Assigned, scheduled, tenant kept posted.

  4. 19th

    Inspection booked

Move-out condition report scheduled for the end of the month.

  5. 29th

    Notice served

Sent to the address for service. The service date sits on the record.
